With Architectural and Interior designs masterfully curated by award winning architects Koichi Takada Architects, this project consists of 17 highly bespoke apartments over a commercial retail tenancy and includes an adaptive reuse and restoration of a heritage cottage. With a strong understanding of Eastern Suburbs ground conditions in particular with deep basements in sand and water table conditions, Lords Group were brought on board early to de-risk the basement design and conceptualise the structure profile to enable the design team to hit the ground running after DA approval.
The project scope includes custom features such as a raking front façade, bespoke joinery finished with stone benches, oak timber flooring, white brick facades with feature radial and bull nose brick features, vertical fin balustrades, curved windows, premium appliances and high specification lobbies and corridors.
Project Challenges include:
- Designing a shoring wall suitable for water cut-off.
- No air rights or anchor easement approvals.
- Water table and sand ground conditions.
- Vibration monitoring and surveying due diligence noting proximity to neighbours.
- Platform construction to facilitate truck movements with deep basement excavation on front boundary.
