17 Storey New Build - 180 Premium Hotel Rooms

Lords Group has been engaged by Felix Capital to deliver the new IHG Hotels & Resorts ‘Crowne Plaza’ Maroochydore, a major hotel, residential, and lifestyle development set to redefine the Sunshine Coast hospitality offering.

The project comprises a 17-storey tower including 180 premium hotel rooms and 24 luxury penthouse apartments, supported by extensive guest amenities. These include multiple restaurant and retail tenancies, a 900 square metre conference and function centre, a 30-metre outdoor pool with adjoining spa and lounge area, a wellness retreat and gym, and a contemporary lobby bar. The development also features a two-level basement providing secure parking, back-of-house and operational facilities.

Designed by DBI Architects, the building’s architectural language balances modern coastal design with functional efficiency. Large spans, premium façade treatments, complex services integration and the combination of hotel and residential uses introduce significant structural and coordination requirements. The site’s constrained urban environment, proximity to neighbouring properties and the interface with future precinct upgrades will require detailed planning and disciplined staging to maintain safety, program certainty, and quality control throughout construction.

Lords Group will deliver the full construction of the project, managing all structural, services, façade, interior, and external works to realise Felix Capital’s vision for a landmark coastal destination.

Project Challenges include:

  • Coastal Environment - Delivery within a marine-influenced setting requires upgraded durability treatments, advanced waterproofing systems, and the use of corrosion-resistant materials to ensure long-term performance and lifecycle resilience.
  • Tight Urban Site Constraints - Located in a high-growth precinct, the project demands precise coordination of site logistics, craneage, material handling, deliveries and public interface management to maintain program certainty and minimise disruption.
  • Mixed-Use Integration - The combination of hotel, luxury residential, retail, food and beverage, and large-scale conferencing spaces requires careful planning of building services, acoustic separation, vertical circulation, fire engineering strategies and operational zoning.
  • Complex Services Coordination - The project incorporates extensive technical systems, including hotel back-of-house functions, commercial kitchen exhaust systems, large-capacity mechanical plant, detailed audio-visual and information-technology requirements for function spaces, and strict compliance with Crowne Plaza operational standards.
