18 Luxury Apartments + Commercial Retail – 4 Levels + 2 Level Basement

Created by Clutch, designed by award-winning architects PBD Architects, with Interiors by Woods Bagot and Landscape by Myles Baldwin Design, AVRA consists of 18 of the highest-spec apartments in Sydney, 1,543m2 of commercial retail tenancies on the Ground Floor, and a two-level basement.

Following the success of the previously delivered project together, Clutch once again engaged Lords under a Negotiated Early Contractor Involvement model to lead the pre-construction phase and bring the Clutch vision to life.

Lords conducted exercises to extract maximum value through the pre-construction phase for our client, including driving value-added initiatives, reviewing buildability and providing cost evaluations, coordinating services design, conducting programme workshops, de-risking authorities, and evaluating construction details for durability, longevity, and resilience to changing environmental conditions.

Some of the project features include 10,038m2 of GBA, 3 x 400 sqm Penthouses, raw concrete fluted pre-cast facade elements, intricate timber-look metal screening, steam showers, wine cellars, Wolf and Sub-zero Appliances, calacatta natural stones throughout, chevron pattern engineered oak timber flooring, and natural timber veneers with woven leather features throughout the bespoke joinery elements.

Construction work has commenced, with the main works expected to be complete in the 4th Quarter 2026.
